Understanding Montreal’s Building Codes and HVAC Regulations

Installing a new HVAC system can feel like quite the undertaking, but by breaking it down into a few simple steps, it doesn’t have to be. Before you select the type of system you’re looking for, the brand, and the provider to complete the installation, it’s best to understand Montreal’s building codes and HVAC regulations. Let’s dive in.

A homeowner’s responsibility

It’s the responsibility of each resident to comply with Quebec’s HVAC regulations. It’s generally recommended that you secure agreement from your neighbors when necessary and adhere to all applicable rules. 

You could seek a professional for advice and guidance in the HVAC process, and we recommend you do so to ensure an installation well done. However, compliance, including any necessary permits required for the system, falls on the property owner. 

Dwelling heating 

Dwellings in Quebec must have a permanent heating system that works adequately. In cold months, these dwellings must be able to reach a temperature of 21°C at minimum, and vacant dwellings or spaces unsuitable for living must be kept at 15°C minimum. 

Windows and openings must have storm sashes unless double-glazed, between October 30th and April 30th. 

Air conditioning unit installation

You do not need to hold a permit to install an AC unit, but following urban planning bylaws is mandatory. You cannot install an AC unit in your front yard, and you must install the unit 2 meters or more from the rear property line and 1 meter from the side property line. 

The noise from your AC unit also cannot be greater than 50 decibels at any property line. The exterior of your unit also cannot be longer than 0.8m, higher than 1m, and wider than 0.4m. 

Roof equipment

Systems occupying the roof can not exceed 10% of the roof area, and cannot be greater than 4 meters in height. Mechanical equipment, appendages, and other parts installed on the roof must also have camouflage or a screen with a minimum opacity of 75% 

Landscaping and concealment

Any systems installed permanently in the side or front yard must be concealed by opaque landscaping. The system must not be visible from the street and must maintain the aesthetic of your neighborhood and property. 

Tanks and similar equipment

Canisters, tanks, and similar equipment are only permitted in the rear and side yards. They must also be placed at least 1 meter away from any property line.
